The Orland Park Plan Commission unanimously approved a plat of consolidation for two adjacent vacant lots at 14512 Beacon Avenue on April 21, clearing the way for new single-family home construction in the downtown district.

Property owner James Staunton sought to consolidate the two lots because individually they fall short of R-3 zoning minimums for lot area and width. Combined, the 14,716-square-foot parcel exceeds the 10,000-square-foot minimum and meets the 80-foot width requirement at 100 feet.

“This consolidation is consistent with the comprehensive plan,” staff said in their recommendation to the commission. The lots lie within the Old Orland subdistrict of the downtown planning district, which is designated for single-family residential neighborhoods.

The Beacon Avenue property has been vacant since a single-family home was demolished in January 2026. Staunton, who lives at 14516 West Avenue, said he had no concerns about the consolidation and no questions for the commission.

The Plan Commission voted unanimously to approve the staff recommendation. The project is formally known as the Abica Field Plat of Consolidation.
