Brookfield trustees unanimously approved a 27-unit mixed-use development on Fairview Avenue , clearing the way for a four-story building with ground-floor commercial space in the village’s downtown corridor.

The four-story building will include residential units and ground-floor commercial space. The project represents a significant infill development in the village’s downtown corridor.

“We’re very excited about this happening. I know it’s been a long process,” Village President Michael Garvey said at the May 11 board meeting.

Asked about the timeline by Trustee Nicole Gilhooley – who attended the meeting via phone – Garvey joked “you can see them, but they have shovels in their hands.”

Village officials said the project could be done in 18 to 24 months.

The plan commission had recommended approval. No public opposition was recorded.

The project is expected to increase residential density in the downtown area while maintaining the village’s character through design standards reviewed during the approval process.

Construction timelines remain subject to final permitting and weather conditions.
