Cook County Assessor Fritz Kaegi has released initial assessments for residential and commercial properties across Stickney Township, affecting homeowners and business operators in Stickney, Forest View, Burbank, Bedford Park, and Bridgeview.
The reassessment is part of the Assessor’s annual cycle, which updates one-third of Cook County’s property valuations each year. The south and west suburbs last underwent reassessment in 2023.
Assessments reflect market values from the past three years. For single-family homes in Stickney Township, the median sale price in 2025 was $304,000, while the Assessor’s median market value estimate stands at $270,000.
Property owners who believe their assessment is inaccurate—either because property characteristics are wrong or the estimated market value doesn’t reflect current real estate conditions—can file an appeal by August 12, 2026.
“I strongly encourage property owners to review their reassessment notice to ensure their property characteristics and market value reflect their home,” Kaegi said. “My office will be hosting a virtual workshop to assist property owners and explain reassessments in their community.”
The Assessor’s Office will hold free virtual workshops on July 14 at 6 p.m. (English) and July 15 at 6 p.m. (Spanish) on Facebook and YouTube. Sessions will cover how to read reassessment notices and file appeals.

Property values certified in 2026 will affect second-installment tax bills issued in 2027.
